Due Diligence
Inspections

Comprehensive broadcast facility inspections for buyers, investors, and licensees. We evaluate transmitter condition, antenna system integrity, FCC license compliance, and technical infrastructure — delivering a clear-eyed report before you close the deal.

Who Needs This

Know what you're buying
before you buy it.

Broadcast facilities carry technical liabilities that don't show up in financial statements. A pre-purchase inspection surfaces those risks before they become your problem.

Buyers & Acquirers

You're about to commit significant capital to a broadcast facility. Our inspection tells you exactly what condition the transmitter plant, antenna system, and technical infrastructure are in — and what it will cost to bring them up to standard.

Investors & Private Equity

Technical risk is financial risk. We translate the condition of a broadcast facility into plain-language findings that inform valuation, deal structure, and post-close capital planning.

Brokers & Legal Counsel

Transactions move faster and close cleaner when technical due diligence is handled by a qualified engineer. Our reports are thorough, defensible, and written to support the deal process.

Technical liabilities that go undetected before closing become the buyer's problem.

Common findings include: directional antenna systems operating outside FCC tolerance, transmitters with deferred maintenance or imminent component failures, FCC license discrepancies, ground system degradation, and transmission line faults. None of these appear in a financial audit.

Inspection Scope

A complete technical
assessment — nothing skipped.

Our inspections cover every major technical system at the broadcast facility. We bring calibrated test equipment and evaluate each system against FCC requirements and industry standards.

Transmitter Plant Assessment

Physical inspection and operational evaluation of the main transmitter and backup systems. We assess equipment age, condition, maintenance history, and identify deferred maintenance items and near-term failure risks.

  • Main & backup transmitter condition
  • Operating parameter verification
  • Cooling system status
  • Control & interlock systems
  • Power supply condition

Antenna System Evaluation

For AM directional stations, we evaluate the antenna array, ATU/phasor system, and antenna monitor against licensed parameters. For FM, we assess the antenna, transmission line, and RF system integrity.

  • AM directional array condition
  • ATU / phasor inspection
  • Antenna monitor verification
  • FM antenna & transmission line
  • VSWR & RF system check

FCC License Review

Detailed review of the station's FCC authorizations against actual operating conditions. We identify discrepancies between the license and current operations that could create regulatory exposure.

  • License vs. actual operations
  • Authorized vs. actual power
  • Directional pattern compliance
  • Pending FCC proceedings
  • License expiration & renewal status

Ground System Inspection

Evaluation of the AM antenna ground system, including radial field condition, ground screen integrity, and base insulator condition. Ground system degradation is a common and costly finding.

  • Radial field condition
  • Ground screen integrity
  • Base insulator inspection
  • Bonding & grounding continuity
  • Corrosion assessment

Tower & Physical Infrastructure

Visual inspection of tower structure, lighting systems, guy wire condition, and site physical infrastructure. We note items requiring attention and flag safety concerns.

  • Tower structural condition
  • FAA lighting compliance
  • Guy wire & anchor condition
  • Site security & access
  • Building & utility condition

Technical Records Review

Review of available technical records including maintenance logs, FCC correspondence, equipment manuals, and prior inspection reports. Gaps in documentation are themselves a finding.

  • Maintenance log review
  • FCC correspondence history
  • Equipment documentation
  • Prior inspection reports
  • Operating parameter records
The Deliverable

A report you can
act on.

Our inspection report is written for decision-makers — not just engineers. Findings are clearly categorized by severity, with plain-language explanations of what each issue means and what it will take to address it.

Executive Summary — A concise overview of the facility's technical condition, major findings, and overall assessment — written for non-technical stakeholders.
Detailed Findings — System-by-system findings with technical detail, severity classification (critical / significant / minor / informational), and supporting documentation.
FCC Compliance Assessment — Clear identification of any license discrepancies, operating parameter deviations, or regulatory exposure items that require attention.
Cost Estimates — Where appropriate, estimated costs to remediate identified deficiencies — supporting valuation adjustments and post-close capital planning.
Recommendations — Prioritized recommendations for addressing findings, including items that should be resolved before closing and items that can be addressed post-acquisition.

How It Works

01

Initial Consultation

We review available FCC records and discuss the facility, timeline, and scope before scheduling the site visit.

02

On-Site Inspection

A qualified engineer visits the facility with calibrated test equipment to evaluate all major technical systems.

03

Report Preparation

Findings are compiled into a written report with severity classifications, FCC compliance assessment, and remediation recommendations.

04

Report Delivery & Review

We deliver the report and are available to walk through findings with buyers, counsel, or financial advisors.

Timing & Availability

We understand that broadcast transactions move on tight timelines. Contact us early in the due diligence process — we'll work to accommodate your closing schedule and can often complete inspections and deliver reports within one to two weeks of engagement.
